<p>仲量聯行國際住宅部去年尾曾到訪英國，實地考察多個暢銷樓盤，不但細看已落成的項目，更走進不少興建得如火如荼的樓花地盤。要數最印象深刻的，則是親身體驗到倫敦主要金融區金絲雀碼頭，已由純粹的商業區演變成集齊生活配套，人來人往的時尚社區。除了原區工作的住客外，亦眼見許多年輕家庭居民，十分熱鬧。</p><h2>以東土地成未來10年焦點</h2><p>金絲雀碼頭的社區發展相當成熟，不乏公園等公共戶外空間，區內現時有5個大型商場，而不少人都熟悉的亞洲超級市場天天超市已進駐，提供各式各樣的華人常用食材，十分方便。隨著住宅市場冒起，當區難免要面對土地飽和的問題。事實上，整個金絲雀碼頭以及西面一帶的土地已被大規模開發，而且項目都落成得七七八八，十分密集。為了擴大整個商住版圖，進一步開拓新潛能，仍有可發展地皮的金絲雀碼頭東面Wood Wharf一帶就成為焦點地段，仲量聯行的辦公室近年也遷進該區，商業活動頻繁。</p><h2>樓價折讓兩成 入手好時機</h2><p>金絲雀碼頭的租賃向來活躍，租值可觀之餘亦成樓價增長動力，所以該區以西一帶的新盤開價也有向上跡象。有意低位入手的投資者，則可留意東面項目。以東一面雖然不是最接近金絲雀碼頭站，但就毗鄰South Quay車站，同樣方便。該處今年就有樓高達48層的住宅新項目開盤，價錢比其他項目足足折讓兩成，呎價不需900英鎊就可買入高層泰晤士河景，吸引本地及海外市場的炙熱目光，在預售階段已有大手客入貨，成了一時佳話。</p><p>擔心「平價有伏」者的可大大放心，當區剛性需求大，租客源隱定且多元化。加上一條名為South Dock Bridge的跨河行人天橋已拍板動功，有望在數年內落成，屆時即能更快連接東面及金絲雀碼頭車站一帶，方便居民上班和往來附近的大型商場。隨住金絲雀碼頭的東西地緣分界逐步被打破，以現價入手絕對是把握樓價升浪的好時機。</p><img src="https://res.cloudinary.com/jll-global-olm-np/image/upload/v1689069838/resi/hkg/insightsPage/sing-tao-27-05-23.png" />
